1. The work for which bids are to be received generally and briefly consists of the following:

Oswegoland Senior & Community Center Exterior and Interior Remodeling:

o The split-level addition of +/- 900 s.f. contains a 3500 lb. TKE Elevator, the RTU,

CMU bearing walls, concrete filled metal pan stair, clad in aluminum Longboard

siding.

o EPDM Roof.

o 500 s.f. Reception area remodeling on Upper Level.

o 5000 s.f. Lower Level interior remodeling with typical interior finishes.

o Total square footage of the remodeling project is approximately 6,850 S.F.

 Lower Level +/- 5,200 S.F. Community Room

 First Floor +/- 750 S.F. Reception Area

 Addition: +/- 900 S.F. Split Level

o The overall existing building is (2) floors of 11,500 s.f. and was formally the

Oswego Polices Station. It has been in operation as a Senior Center since 2022.

o Alternate #1 includes the rebuilding and repaving of an area north of the

building. (2) structural +/- 30’ retaining walls, concrete stairs and metal railings

will be added, curbing rebuilt (raised), gravel fill and blacktop paving installed.

Area demo’d accordingly.

o Other Alternates for millwork and flooring are included. See Bid Form.

2. All work shall be in accordance with the specifications as set forth in the Contract Documents,

plans, State and Local regulations, codes, and OSHA and EPA requirements as applicable.

3. The Bid from the Contractor shall be based on the submission of the completed Contract

Documents and supplemental addendums as received from the Owner.

4. QUALIFICATION STATEMENT: (09) AIA A305 Contractor Qualifications Statement must

be submitted to Architect and Owner within the Bidding Period to the following emails:

5. The bid shall be made on the following:

a. (05) BID PROPOSAL,

b. (07) BID FORM AND

c. (08) BID CONDITIONS forms provided as part of these Bidding Documents and

d. shall be accompanied by a Bid Bond equal to 5% of the overall total bid. The

amount of the bid guarantee shall be forfeited to the Owner if the Bidder neglects

or refuses to enter into a Contract after the bid has been accepted.

6. Bidder to submit definitive Gantt Chart Schedule at the time of the Bid to complete the project.

Estimated date of project award is on or around March 1, 2026.

7. Applicable timeline parameters:

• Project Startup and Contractual Agreements, Insurance.

• Excavation for the Addition and Concrete and CMU bearing walls, cutting thru the

original Brick and Block Building for (2) door openings and HVAC penetration into the

building.

• Upper and Lower Level Remodeling.

• Alternate #1 Exterior Remodeling of North Parking area and retaining Walls can be done

sequential to the rest of the project.

• Other Alternatives for Millwork and Flooring

• Owner responsible for removal of 3 trees and the moving and reinstallation of furniture.

• Two (2) weeks for punch list while end users are moving into the completed project.
